Check the immediate hazards

Stay out of standing water near outlets, appliances or electrical equipment. Do not enter an unsafe crawl space or disturbed structure to trace a pipe. If there is an immediate life-safety emergency, use emergency services. General guidance cannot assess the safety of your home remotely.

Use only a familiar safe shutoff

If you know the household or fixture shutoff and can reach it safely, isolation may limit further water release. Do not force a stuck valve or operate public utility equipment. If you cannot isolate the problem, describe that clearly to the responsible utility or professional. Review the current TMWA contact guidance when utility assistance is relevant.

Record observations without guessing

Write down discovery time, affected rooms, fixture use and whether water is still arriving. Photograph accessible visible damage. A wet ceiling may reflect a source elsewhere; a professional should investigate rather than accept an assumed diagnosis. Explain previous repairs or recurring symptoms.

Separate repair from recovery

The plumber’s work may stop the source without drying cabinetry, wall cavities or flooring. Ask who handles moisture assessment and restoration. Keep repair invoices, photos and related documents for your own records. Those records do not establish an insurance decision or guarantee reimbursement.

Prepare the first conversation

Have the exact address, symptom, isolation status and access instructions ready. Ask about diagnostic charges, provider availability and the work included. Do not expect a phone description alone to produce a reliable final repair price. Keep household occupants and property managers informed where shared access is required.
